For homestays, serviced apartments, Airbnb and rentals
TingStay is operations software for rental apartments, homestays and serviced apartments, running with HDL devices installed in every unit. You see which units have guests, whether doors are open or closed, which devices are running and how much power and water each unit uses. Door codes are issued per stay and expire automatically at check-out.

Each unit has an TingEdge connected to the HDL bus. The TingEdge collects data, runs scenes locally and reports to the cloud. NEXT HOME owns both the hardware and the software, so there is no patchwork of brands.
Door code, unit 0104
Active482917
28/10 14:00 to 30/10 12:00, expires at check-out
No more key handovers. Separate codes for guests, housekeeping and technicians, each with its own time window and an access log.
Empty units cut their loads, AC and lights switch off when guests go out, and the unit is cooled before guests arrive. Verified against the monthly power bill.
0202 door open, someone inside, no stay on record. Remote front desk alerted.
Door, presence and power use are checked against the stay calendar. Anyone staying outside a booking or past check-out triggers an alert right away.
When a guest checks out, the cleaning task goes straight to the person in charge. Checklist, photo proof, and a manager approves the unit before it is sold again.
The problem
Without a front desk on site, you only learn what happens in a unit from guests, from staff inspections, or at the end-of-month reconciliation.
Tell us about your setupEvery check-in needs someone to hand over keys, wait for late guests, and deal with lost or copied keys.
Units occupied without a booking, guests overstaying, extra guests, old codes that still open the door.
Guests go out and leave the AC and lights on. Empty units still draw power.
Doors left open, power cuts and dead lock batteries only surface when guests complain or leave a bad review.
You do not know if guests have left, staff arrive at the wrong time, and working hours are hard to verify.
Someone has to read the meters unit by unit, key in the numbers and calculate the bill. Errors and disputes follow.
How it runs
From the stay, the system grants access, adjusts the devices and records the costs. The front desk only confirms the decisions that need a person.
Guests book via Zalo, phone or an OTA. The front desk creates the stay, or it syncs from the Booking.com, Agoda or Airbnb calendar.
The system generates a code valid only for the stay window. The front desk sends it to the guest via Zalo.
Before check-in, power is switched on and the unit is cooled in advance.
Guests let themselves in. The front desk confirms check-in and the actual time is logged.
The unit is monitored continuously. When guests go out, loads are cut according to the scene.
The door code expires, the unit moves to "to clean" and the cleaning task goes to the assigned housekeeper.
Cleaning is closed with photo proof and the unit returns to ready. Power and water for the stay go into the report.
Enter the term, rent, billing cycle and deposit for the unit.
The door code is valid for the lease term and can be changed at any time.
At each billing cycle, power and water readings come from the devices in the unit. Meters without a digital output are flagged for manual entry.
The bill covers rent, utilities and services, with a bank transfer QR code to send to the tenant.
At the end of the lease, access is revoked, the deposit is settled and the unit moves to "pending handover".
Return on investment
Operators invest because it lowers costs, stops leakage and reduces risk. Every benefit comes with a metric you can measure.
Estimate it for your unitsDoor codes are generated per stay or lease and expire at check-out. Nobody needs to hand over keys.
Measured byUnits per operator
The actual state of each unit (door, presence, power use) is compared with the stay calendar, with an instant alert when someone is there outside a booking or past check-out.
Measured byAnomalies detected per month
Loads are cut when the unit is empty, the unit is cooled before arrival, and AC modes are limited.
Measured byPower bill per unit, before and after
Alerts for doors left open, power cuts, devices offline, low lock batteries.
Measured byTime from incident to resolution
You know exactly when guests leave. Staff enter with personal codes, with logged entry and exit times.
Measured byRoom turnaround time
Power and water readings per billing cycle or per stay go straight into the bill.
Measured byTime to bill, number of disputes

TingStay is operations software for rental apartments, homestays, serviced apartments and monthly rentals, developed by NEXT HOME. Each unit has an TingEdge connected to the HDL devices in the unit, so the operator can issue door codes remotely, see which units have guests, which devices are running, how much power and water is used, and assign cleaning, all in one system.
Typical management software only knows what staff type in. TingStay reads data directly from the unit: the door, presence sensors, power and water meters, the AC. That lets it detect people staying outside a booking or past check-out, empty units that still use power, and issue and revoke door codes automatically per stay.
Rental operators with many units in many locations and no front desk on site: homestays, serviced apartments, Airbnb apartments, mini apartment buildings and monthly rentals. Each unit can be rented by the hour, by the night or by the month.
No. TingStay does not replace your booking channels. For guests who book via Zalo or phone, the front desk creates a stay in a few steps; bookings from Booking.com, Agoda and Airbnb sync over through the calendar. From that stay, the system generates the door code and prepares the unit.
Yes. The door code is stored on the lock, and the scenes in the unit run on the TingEdge installed in the unit itself. When the connection is back, the TingEdge resends all its data, so no logs are lost.
Yes. In the first phase TingStay connects to locks through the TTLock and NeoLock platforms under your written authorization. The operations logic only deals with "grant access for a stay", so switching lock brands later does not change how you operate.
No. TingStay records revenue, costs, deposits and receivables per unit and exports clean figures for your accountant. You decide your bill templates and how utilities are charged. E-invoicing is an add-on.
Each unit uses an HDL Buspro control system on its own bus, connected to an TingEdge in the electrical panel. For units under construction or renovation, NEXT HOME engineers survey the site and propose a specific wiring plan. Units without an TingEdge can still be registered, but cannot be operated in the system yet.
Yes. Each unit can be rented by the hour, by the night or by the month. For monthly rentals, the system records power and water readings per billing cycle, tracks deposits and receivables, and revokes access when the lease ends.
NEXT HOME engineers survey your units, propose the hardware setup and install TingStay for your first cluster.
