Solutions/Rental arbitrage apartments
Rental arbitrage: clear profit and loss per unit, transparency with owners
TingStay is for operators who lease apartments from owners to run as rentals: each unit has its own profit and loss after rent, an access, incident and maintenance log serves as evidence at handover, and owners can see how their units are doing.
What takes the most time
- Fixed rent, variable revenue
- In the low season the full rent is still due to the owner, and it is unclear which units are losing money.
- Owners are uneasy
- Owners worry that units are misused or damaged, so renewals get harder or the rent goes up.
- Units scattered across buildings
- Each unit comes with its own building, management board and Zalo group, too many to keep up with.
- Renew or hand back the unit
- When a lease comes up for renewal, there are no figures to show which units are worth keeping.
- Disputes at handover
- At the end of the lease, owner and operator argue over damage because there is no usage history.
- Profit sharing without data
- Revenue-share and profit-share agreements need numbers both sides trust.
How TingStay handles it
- Pro plan
Profit and loss after rent
Rent is entered as an average monthly amount per unit. Reports deduct it along with power and water, cleaning and commission to show the real profit.
Unit log as evidence
Day-by-day history of access, incidents, maintenance and cleaning photos. Use it at handover or when the owner asks.
- Enterprise
Owner portal
Owners have their own account to view occupancy, revenue, costs and profit and loss for their units, with no access to other data.
Remote operations across buildings
Door codes, unit status and alerts for every building on one screen. Staff assigned by location.
Figures for profit sharing
Revenue per stay and costs allocated to the right unit, exportable for each owner per period.

In practice
One full rental arbitrage lease cycle
From signing the lease with the owner to deciding whether to renew, every step leaves figures for both sides.
Lease signed
Register the unit and the rent
The unit is registered on TingStay, and the average monthly rent is entered in the property settings.
First week
Install the hardware
Site survey, installation in no more than 1 day per unit once the infrastructure is ready, configuration and testing the same day.
Every day
Run the unit
Stays, door codes, cleaning and alerts work as for every other unit of the operator.
End of month
Profit and loss after rent
Revenue minus rent, power and water, cleaning and commission. You see right away which units are losing money.
Each period
Report to the owner
The owner checks the unit through a dedicated portal, or receives a report exported from TingStay.
End of lease
Renew or hand back
The decision is based on several months of profit and loss. When handing back, the incident and maintenance log serves as handover evidence.

Frequently asked questions
Is the rent included in profit and loss?
Yes. Rent is entered as an average monthly amount per unit, with an effective date when the rent changes. The profit and loss report deducts it to show the real profit of the unit.
Can owners see the data for their own units?
Yes. With the Enterprise plan, owners have their own account that shows only their units. With the Pro plan, the operator exports per-unit reports to send to owners.
How does profit sharing with owners work?
TingStay provides revenue per stay and costs allocated to each unit. The split is agreed between the two parties; automatic calculation of the split by contract is provided in the Enterprise plan.
Do I need permission from the owner to install the hardware?
It is best to agree on it in the lease from the start. The hardware is installed in the electrical panel of the unit without cutting into the structure; keypad and sensor positions are agreed during the site survey.
Can units in several buildings and cities be managed together?
Yes. Units are grouped by area and building, and staff access is assigned by location. NEXT HOME engineers provide support in Hanoi, Hai Phong and Da Nang.
How much does each rental arbitrage unit cost?
Hardware in the suggested setup (Operations Kit) costs about 30.3 - 46.6 million VND per unit, paid once, including installation, excluding VAT, the door lock and the power and water meters. The Pro plan software is 249,000 VND per unit per month, or 2,090,000 VND per unit per year when paid yearly.
