Basic comes with every TingEdge at no charge. When you need a stay calendar, automatic door codes, cleaning and bills, upgrade to Start or Pro, paid monthly or yearly.
01Billing unit: 1 door lock = 1 TingEdge = 1 unit. A unit with several bedrooms still counts as one unit.
02Start and Pro are paid monthly or yearly. Paying yearly costs 30% less than paying monthly.
03List prices exclude VAT and apply per TingEdge. Volume pricing applies from 20 TingEdge units.
04Paid plans apply only to units with an TingEdge installed; the software is not sold on its own.
05Each business uses one plan for all of its units.
06When an TingEdge is activated, the business gets a Pro trial for a period confirmed by NEXT HOME.
07When a paid plan period ends, the account returns to Basic automatically and all data is kept.

Enterprise, delivered as a project
Extended capabilities for large operators
On top of dedicated infrastructure and a dedicated support team, the Enterprise plan unlocks the capabilities below. Each one is delivered as a project: scope, timeline and cost are agreed in the contract.
Chain-wide visibility
Follow hundreds of units across several provinces as if they were all in one building.
Chain-wide operations center
A large screen in the office shows a map of every building and the live status of each unit: occupied, vacant, being cleaned, with an open incident. New alerts rise to the top of the screen where everyone on duty can see them.
What the business getsYou know what is happening at every site, minute by minute, without calling each location.
Digital building floor plans
A floor-by-floor plan of each building, with every unit colored by status. Click a unit to see its door, AC, lights and power and water readings.
What the business getsTechnicians and building managers see at a glance which units need attention, without scanning lists.
AI operations assistant
Ask in English, as you would ask a staff member: "Which units used unusual amounts of power this week?", "Summarize last night's incidents". The assistant answers from the system's real data, with links to the related unit or task. A connection gateway lets the company's own AI agents query data within their assigned permissions.
What the business getsSenior managers get answers right away instead of waiting for someone to compile a report.
Data from devices
Things that are only possible because an TingEdge reads the real devices in the unit; software alone cannot do them.
Predictive maintenance for AC units
The IR emitter measures the AC's electrical current. The system tracks the running time and consumption of each unit, recognizes when one runs longer or uses more power than its own normal level, a sign that it needs cleaning or is about to fail, and creates a maintenance task automatically.
What the business getsFix problems before guests complain, reduce bad reviews and avoid costly major failures.
Energy and ESG reporting
Power consumption by unit, building and area; comparison between similar sites; conversion to CO2 emissions. Reports are exported periodically in the format the company requires.
What the business getsSee which sites waste energy so you can act, and have figures for sustainability reports or green financing applications.
Hotel-standard room scenes
Scenes HDL has deployed in hotels: Do Not Disturb and Make Up Room buttons, the unit switching to energy-saving mode when the guest checks out, and a dedicated welcome scene for returning guests.
What the business getsA premium hotel experience in rental units, which sets your brand apart.
Governance and control
For companies with several management levels, many partners and audit requirements.
Owner and investor portal
When the company leases units from owners to operate them, each owner gets an account to follow their own units: occupancy, revenue, costs, monthly profit and loss. Each owner sees only their own units.
What the business getsTransparency with owners, an easier case for new owners to hand over units, and a basis for profit-sharing models.
TingEdge management in batches
Push configurations, scenes or updates to a whole group of units at once. Test first in a simulated environment, pilot on a few units, and roll out to all only when stable. Every TingEdge is monitored 24/7.
What the business getsChange hundreds of units in one session without visiting each site, and avoid mass errors.
Single sign-on, multi-level permissions
Staff sign in with the company's Google Workspace or Microsoft account, and leavers are locked out in one place. Permissions follow parent company, subsidiaries and franchisees; several brands in one account; a log records every action.
What the business getsControl over who does what and where, meeting internal audit requirements.
On-site hardware commitment
NEXT HOME keeps a dedicated stock of TingEdge units and spare devices for the company, with contracted response and replacement times.
What the business getsUnits never have to stop selling while waiting for hardware.
Connecting existing systems
TingStay fits into the infrastructure and tools the company already uses, without forcing a change in how it works.
Building systems integration
Connects lobby access control, elevators, parking and the building management system (BMS) over KNX, Modbus and BACnet. Where the building system supports it, a guest's access opens both the lobby door and the elevator.
What the business getsGuests go straight from the lobby to the unit, and building management and unit operations share the same data.
BI and data warehouse connection
Pushes booking, revenue, operations and energy data to Power BI, Looker Studio or a private data warehouse. Webhooks let other systems receive events as they happen.
What the business getsCombine TingStay figures with accounting, HR and sales in one set of management reports.
Branded guest app
The guest app is published on the App Store and Google Play under the company's name, logo and colors.
What the business getsGuests remember your brand, not the software's name.
Frequently asked questions
How much does TingStay cost?
Basic is free and comes with every TingEdge. Start is 149,000 VND per unit per month, or 1,250,000 VND per year. Pro is 249,000 VND per unit per month, or 2,090,000 VND per year. Paying yearly saves 30%. Prices exclude VAT; volume pricing applies from 20 TingEdge units, and Enterprise is priced under a separate contract.
What is TingStay?
TingStay is operations software for rental apartments, homestays, serviced apartments and monthly rentals, developed by NEXT HOME. Each unit has an TingEdge connected to the HDL devices in the unit, so the operator can issue door codes remotely, see which units have guests, which devices are running, how much power and water is used, and assign cleaning, all in one system.
How is TingStay different from typical homestay management software?
Typical management software only knows what staff type in. TingStay reads data directly from the unit: the door, presence sensors, power and water meters, the AC. That lets it detect people staying outside a booking or past check-out, empty units that still use power, and issue and revoke door codes automatically per stay.
Which business models is TingStay for?
Rental operators with many units in many locations and no front desk on site: homestays, serviced apartments, Airbnb apartments, mini apartment buildings and monthly rentals. Each unit can be rented by the hour, by the night or by the month.
I take bookings via Zalo and Booking.com. Do I have to change how I take bookings?
No. TingStay does not replace your booking channels. For guests who book via Zalo or phone, the front desk creates a stay in a few steps; bookings from Booking.com, Agoda and Airbnb sync over through the calendar. From that stay, the system generates the door code and prepares the unit.
Can guests still get in if the internet goes down?
Yes. The door code is stored on the lock, and the scenes in the unit run on the TingEdge installed in the unit itself. When the connection is back, the TingEdge resends all its data, so no logs are lost.
My units use TTLock or NeoLock. Will they work?
Yes. In the first phase TingStay connects to locks through the TTLock and NeoLock platforms under your written authorization. The operations logic only deals with "grant access for a stay", so switching lock brands later does not change how you operate.
Does TingStay do accounting or issue tax invoices?
No. TingStay records revenue, costs, deposits and receivables per unit and exports clean figures for your accountant. You decide your bill templates and how utilities are charged. E-invoicing is an add-on.
Do I need to rewire the electrical system in the unit?
Each unit uses an HDL Buspro control system on its own bus, connected to an TingEdge in the electrical panel. For units under construction or renovation, NEXT HOME engineers survey the site and propose a specific wiring plan. Units without an TingEdge can still be registered, but cannot be operated in the system yet.
Does it work for monthly rentals?
Yes. Each unit can be rented by the hour, by the night or by the month. For monthly rentals, the system records power and water readings per billing cycle, tracks deposits and receivables, and revokes access when the lease ends.
Start with a few units, scale once you see the results
NEXT HOME engineers survey your units, propose the hardware setup and install TingStay for your first cluster.
