In-unit hardware
What goes into a TingStay unit
TingStay is more than software. Each unit has its own control enclosure with a Buspro power supply, an RCU Lite, an TingEdge and an IR emitter for the air conditioners, wired to the lights, door lock and power and water meters. Click any device to see its role and list price.
Lowest cost for serviced apartments. Standard switches, full control of lights, air conditioning, lock and utility metering.Adds a keypad engraved with your brand and a presence sensor for a better guest experience.
Hardware is installed once. Choose the kit at installation; both kits work with every software plan.

What each kit does for your units
The Operations Kit is enough to rent out units with no one on site. The Brand Kit adds what guests see and touch.
- Door codes issued per stayThe lock receives codes from the TingEdge; codes expire automatically at check-out.
- Check-out cuts the powerLights, AC and water heater switch off automatically when the unit is empty.
- Pre-cooling before arrivalThe AC starts ahead of time based on the booking calendar, so the unit is cool when the guest walks in.
- Know when the AC is really runningThe IR emitter senses current and alerts when an AC is on in an empty unit.
- Automatic utility readingsReads RS485 meters per billing period or per stay and feeds them straight into the bill.
- Alerts on door opening with no bookingAnyone entering the unit without an active stay triggers an immediate notification.
- Keeps running offlineScenes run on the TingEdge; data is sent once the connection is back.
- Branded keypadsButton labels engraved with your brand, color-changing indicators, Welcome, Sleep and Leave scenes.-
- Know when someone is really thereThe presence sensor turns lights on when guests enter and detects overstays more accurately.-
- Temperature and light per roomThe keypad measures temperature and the sensor measures light for more efficient control.-
Value that is hard to put a price on
Sites with only 1 - 2 units can still be operated
The traditional way, every rental site needs someone nearby to hand over keys, inspect rooms and read meters. A site with a few units does not earn enough to pay that person, so almost no one runs them. With TingStay all of that is done remotely: a single unit can be a business site in its own right.
The old way
- Each cluster needs someone on duty or living nearby
- Key handover and check-in need an appointment with the guest
- Meter readings require a visit to every unit
- A new site opens only when it has enough units to pay for staff
With TingStay
- One person runs many sites from one screen
- Door codes issued per stay, guests check in by themselves
- Utilities read automatically per period and per stay
- Grow one unit at a time, anywhere with internet
Estimate
Staff savings and payback period
Answer 5 questions with the sliders. The table below works out how many staff you can save, the annual saving and how long it takes to recover the hardware cost.
How it is calculated
- Staff needed = number of units divided by units one person can handle, rounded up.
- Annual saving = staff saved x salary x 12, plus electricity saved, minus software fees.
- Payback period = hardware cost divided by annual saving.
Default values are reference assumptions. Hardware cost uses the midpoint of the price range of the kit selected at the top of the page; software fees use the Start plan paid yearly. Additional revenue from small sites made viable by remote operation is not included.

FAQ
Hardware and installation
Can guests still get in during a power or internet outage?
Yes. The lock runs on batteries and keeps the codes already issued. When the internet is down, the TingEdge keeps running scenes in the unit and sends the data once the connection is back.
Can it be installed in a unit that is already rented out?
Yes. The control enclosure goes into the existing electrical panel or an auxiliary box next to it. Once the infrastructure is ready, one installation crew finishes each unit in no more than 1 day, with configuration and testing on the same day. Engineers schedule around bookings so operations are not interrupted.
Can I start with the Operations Kit and upgrade to the Brand Kit later?
Yes. Keypads and sensors connect to the existing Buspro line. Run the bus cable to the keypad positions during installation so you do not have to chase walls later.
Who handles faulty devices?
NEXT HOME. Kit devices that fail within 5 years are replaced with new ones, and our technical teams in Hanoi, Hai Phong and Da Nang handle it on site.
Can my air conditioners be controlled?
Almost certainly. The IR emitter learns commands from the AC remote and works with most wall-mounted air conditioners on the market. One emitter controls up to 4 ACs.
Does the price include installation?
The ranges on this page include installation and exclude VAT, the door lock and power and water meters. The exact price is quoted after a site survey.
Not sure which kit your units need?
